FCC White Paper Report

Answer: The possible renovation includes an addition to the Clubhouse that provides 9,500 sq. ft. to accommodate function room capacity on the main level and 11,500 sq. on the lower level to provide critically needed storage and administrative offices. These offices are being relocated from the third- floor attic into the lower -level expansion, another critical element in making the building ADA-accessible. • Elimination of the Third Floor Attic Workspace: The administrative staff currently works out of a crowded third- floor attic space. Under any clubhouse renovation scenario, continuing to use this space would necessitate the construction of an elevator to make it ADA-compliant. In the possible plans, administrative staff working on the third floor will be relocated to the addition's lower level. • Storage Needs: The club lacks adequate storage space. Hallways and stairways are filled with chairs, banquet platters, and equipment. Storage areas will be in the lower-level addition. • Improved Material Flow - The receiving and trash areas will be reconfigured so trucks can enter at the lower level, eliminating some of the current site issues. Also, the trash dumpsters will be on the lower level • Event Participation Increases: Trends in club programming have evolved, and clubs have significantly increased the number and variety of member events. FCC has made great strides in increasing member events in recent years, with participation increasing substantially from long-term members who have seen the club evolve and newer members eager to experience all our amenities. As our membership understands, we are known for our unique, friendly, community-based culture. Increased member events help members celebrate our unique culture. o Current Capacity Limitations:

Ballroom: Seats 120

Highlander Room: Seats 50

Dining Room: Seats 70

 Total Seating: 240 o Members consistently request not to be seated in the Highlander Room for entertainment-related events since they can't see or participate like those in the Ballroom, resulting in limited entertainment event capacity issues.
