New Buyer - Rev. October 2019
of pool cages, pool colonnades, lanai treatments, or pergolas must be included when submitting plans for approval by the Committee.
Definitions:
Setback The distance between the overhang of the roof and the nearest lot line. Height As measured from the first floor slab elevation.
E. Service Area The planning of the home should include areas to accommodate air conditioning compressors, garbage cans, the electrical service entrance and other items that by their nature present an unsightly appearance. The service area or areas should be convenient to the utility service of the site, and screened from view by an enclosure that is an integral part of the site development plan using materials and colors that are harmonious with the home it serves.
F.
Generators
1. The location and screening of permanently installed stand-by generators may be approved on a case-by-case basis by the Committee by submitting a location plan with described screening. 2. While the location should be determined based on the Fire Department and Lee County guidelines, it should be contiguous to the house or garage with concern for the immediate neighbor’s bedroom taken into account. 3. Screening from the neighbor, the golf course, lakes, and the street with manmade material or with dense shrubbery, a hedge, or thick vegetation six inches above the top is required. The aesthetic impact must be deemed acceptable in the judgment of the Committee.
G. Swimming Pool Barrier Requirements
1. The barrier must be at least four feet high on the outside and meet all existing local, state, and federal building and safety requirements for in-ground swimming pools and spas.
2. Above-ground swimming pools are not permitted in the Fiddlesticks community.
H. Off-Street Parking and Driveways
1. Because lots are large at Fiddlesticks, side-entry garages shall be the standard driveway plan. In some instances, however, lot geometry may preclude a side-entry garage and a direct, frontal arrangement may be approved by the Committee.
2. Driveways located at or near swale elevations may not require a culvert, provided some light swale grading is done to prevent pooling of water.
3. Driveway culverts shall be 12” X 18” concrete pipe with the invert set on grade with the ditch profile at elevations designated by a licensed engineer. In some areas near the high point of the swale, the culvert may have to be lowered to facilitate driveway construction, but in no case shall the culvert be lowered more than 3”. In order to maintain shallow swales and open culverts, some driveways may have to be thickened and reinforced over the culvert.
4. Driveways should be graded so as not to shed water from the outside of the roadway right- of-way onto the road. The end of the driveway culverts will be finished with a mitered end
