the only access for non-members, it needs to stay fully operational (for vehicle logistics and surveillance/security) during the construction phase. o The existing gatehouse is inadequate for reuse and does not offer the needed port cohere. Reusing and remodeling the existing gatehouse was not deemed practical or necessary to achieve our future needs. o In addition, the new location allows guests denied entry to turn around before entering the community. The existing gatehouse will remain operational until the new one is functional. o Also, a newly added incoming lane, new security gates and wall fences, code- compliant parking for staff, and approximately $200,000 for computers, security equipment, and network improvements would need to be purchased whether or not we build a new gatehouse.

The $3.1 million includes.

Building structure -$850,000

 Site costs (including water, sewer, electrical, roadway improvements, and internet connections) – $925,000.  Soft costs (permitting, design fees, equipment, furniture, and fixtures)– $610,000.

 Escalation and contingency – $710,000

11. Why did the Committee consider offerings at competitive clubs? Answer:

• Uncovering Opportunities: Reviewing other clubs locally and nationally (many of our members belong or have belonged to other clubs) helps us identify amenities and services we might need to consider. o Pickleball did not exist a decade ago and is now a “must-have” for any reputable club. Members may recall that when pickleball was introduced as a potential new amenity, many golfers said, “If I wanted to play a racquet sport, I would play tennis.” Many tennis players said, “Why play pickleball when I can play tennis?” Pickleball is now the fastest-growing sport in the US, with over 100 members playing at FCC.
