Infrastructure Deficiencies: There is no porte-cochere or rain protection for guests and visitors who mus t provide proper identification, and the driveway is smaller than Department of Transportation standards. The gatehouse has not been connected to the sewer system. 3. New Gatehouse Features: o Location: The new gatehouse would be approximately 200 ft. closer to Daniels Parkway, allowing the new gatehouse to be constructed while keeping the current gatehouse operational. The current main gate is the only access for non-members; it needs to stay fully operational (for vehicle logistics and surveillance/security) during the construction phase. The existing gatehouse is inadequate for reuse and does not offer the needed port cohere. Reusing and remodeling the existing gatehouse was not deemed practical or necessary to achieve our future needs. In addition, the new location allows guests denied entry to turn around before entering the community. The existing gatehouse will remain operational until the new one is functional. o Design: A gatehouse would include a covered porte-cochere drive-thru space (with adequate clearance for emergency vehicles) and an exit before the gates for denied vehicles. o Facilities: The possible gatehouse includes a restroom, connections to the sewer system, office space, overnight accommodations for emergency coverage needs, the addition of a fiber optic connection to the main clubhouse and golf maintenance facilities, incident reporting software, camera upgrades, and a new generator.

10. Why is the gatehouse so expensive? Answer:

o As a point of reference, the back gate, which does not have a building or security equipment, cost $656,000 in 2022. The front entrance consists of two gates for entry/exit, plus a building that includes plumbing, sewerage, and an environmentally controlled area for security equipment, etc.; o As mentioned above, the new gatehouse would be approximately 200 ft. closer to Daniels Parkway, allowing the new gatehouse to be constructed while keeping the current gatehouse operational.
