FIDDLESTICKS COUNTRY CLUB Landscaping Guidelines

Landscaping is a major asset of the Fiddlesticks community. A few basic requirements have been established to assure that all homes will fit within the community design parameters. These Guidelines are necessary for both new construction and existing homes requiring re-landscaping. All landscaping and re-landscaping plans must be reviewed and approved by The Architectural Review Committee (The Committee).

A. THE PLAN

• A landscaping plan must be submitted to The Committee and approved prior to any start of landscaping. It is requested that the landscaping plan be submitted at the same time as the building plans, but it is mandatory that the plans be submitted by the time of pouring of the tie beams. Any amendment to the plan must be submitted and approved prior to the start of any landscaping. • All plans shall recognize and harmonize with all neighborhood landscaping. • The advice of a landscape architect is recommended. • The plan shall include a planting plan that provides the following information: o The location and both botanical name and common name of all plant materials. o The size of trees in height and spread. o Quantities of all plant materials shall be noted. o Quantity, size and spacing of all ground cover beds, shrub masses and lineal hedges. o Sod shall be Saint Augustine “Floratam S”. Sod is required in the front, sides, and rear yards of the lot. o All plant material shall be Florida No. 1 and shall be from the “acceptable” plant material list (or pre-approved by the Committee). o NO artificial plants will be used. o NO plants from the “will not use” list are to remain on the property. • Easements exist on all sites for common facilities. The property owner is responsible for the maintenance of the landscaping within the easements while the Public Authority, Private Utility or Fiddlesticks will be responsible for improvements and maintenance of the facilities within the easement. • NO planting or structure shall obstruct views at roadway intersections. Planting in a triangle formed by distances of 15 feet from the property line corner along each street, shall be limited to 2 feet in height or more than 6 feet to the lowest vegetation. • Items attached to the exterior of the home i.e., A/C units, generators, pool equipment enclosure, shall be identified on the plans and screened from the view of adjoining property with significant landscaping. • The owner of a new home is responsible for repairing all areas disturbed during construction, even though it is beyond the property lines. • NO change in water flow will be allowed that affects adjoining property. DESIGN REQUIREMENTS

• Each lot must have a minimum of six new trees. The tree may be large shade or medium size ornamental or flowering. At least three of these trees shall be at least 12 feet in height at the time of planting. Shade trees shall have mature spread of at least 30 feet. Palm trees may be used, but
