ARCHITECTURAL GUIDELINES AND REVIEW PROCEDURES
I.
PURPOSE
The purpose of these guidelines is to outline for property owners, their architects, and builders, useful information and requirements, which will be helpful in the design and construction of new homes and the remodeling and re-landscaping of existing homes. Remodeling is defined as any change in the exterior appearance of the property including, but not limited to, painting, reroofing, and driveway pavers. Because the design, approval, and construction of a home requires substantial expenditures of time, capital, and emotional involvement, the material contained herein should be carefully studied before design work is commenced.
These Architectural Guidelines shall be given to and signed for by each new Equity member by the Membership Coordinator at time of Equity purchase.
II.
DEVELOPMENT PHILOSOPHY
The quality of the homes constructed at Fiddlesticks Country Club determines, to a great extent, the character of the community and the nature of life within.
The General Permitted and Prohibited Uses provides the legal basis for reviewing and accepting single-family building proposals, remodeling proposals, and re-landscaping of existing homes. These covenants were established for architectural control to preserve the value, character, and amenities of residential communities. Fiddlesticks Country Club Architectural Guidelines deal with a variety of subjects. The Guidelines further anticipate and “fill-out” these requirements in easily understood terms to facilitate the design and review process for property owners, architects, and builders alike. These Guidelines address the specifics of construction, design, and site improvement. Time and care have been taken to assure that no guideline conflicts with the Deed of Restrictions. However, should an unintentional conflict arise, the Deed of Restrictions takes precedence. It is for this reason that a careful review of all deed restrictions pertaining to an individual home site be undertaken before the design process is begun. Building proposals are reviewed and approved by the Architectural Review Committee. The Architectural Review Committee, herein referred to as “the Committee”, is comprised of property owners of which at least one-half are Resident owners of Lots 1 through 383 in Fiddlesticks, Lots 0 through 25 in the Enclave, and Lots 9 through 12 in St. Andrews. The background of the Committee members should be such as to be knowledgeable in matters that come before the Committee. One additional member is the Club’s General Manager, who is responsible for administration, and has no vote in proceedings of the Committee.
The following points are offered as further amplification under which the Committee will operate:
A. Fiddlesticks Country Club is a carefully planned residential community with natural beauty, quality recreational amenities, and controlled development contributing to the lifestyle of its residents.
B. Fiddlesticks Country Club encourages architectural styles that conform to these development guidelines.
