Several critical issues must be addressed to comply with regulations and current codes and ensure the safety of our members and staff. This cost is estimated to bring the clubhouse up to Florida Building Code Standards per the 8th Edition (2023) Florida Building Code (FBC). This work is necessary before any functional enhancements are made. o Under current codes, buildings with occupancy limits over 300 cannot have more than one story unless upgraded to a Type III-A building. o Per the Florida Fire Prevention Code a Type III-B current building cannot have more than one story above grade, eliminating the third-floor attic and moving the administrative staff to the addition's first floor. Each structural element (column, beams, flooring, roof) must be fire-rated. • Engineering Review: RGD Engineering, a mechanical, electrical, plumbing, and fire protection engineering firm based in Jupiter, Florida, supplied initial estimates for compliance improvements. Their engineering and code study addressed all the existing clubhouse's code needs. Compliance also requires redoing most (if not all) building systems, including HVAC, electrical, plumbing, and fire protection . This process is extremely costly, especially in an existing building.
